Scentre sees mild income lift

The owner of Westfield's Australian and New Zealand shopping centres, Scentre, lifted its first half net operating income by 2.3 per cent and expects a similar increase for the rest of the year.

Scentre said it expects to lift comparable property net operating income by between two and 2.5 per cent for the 2014 calendar year.

"The Australian business and platform has proved highly resilient, and the high quality portfolio has delivered excellent sales productivity, almost full occupancy and continued growth in average rents and comparable net property income," chief executive Peter Allen said.

The group also reaffirmed its second-half distribution guidance in its first result since the demerger.

The former Westfield Group reported a profit after tax attributable to members of $5.305 billion in the first of half 2014, a 930.5 per cent increase on the prior corresponding period's $514.8 million, but warned the results were not representative of Scentre operations after the restructure.

Stripping out charges and credits associated with the merger, profit after tax rose 3.5 per cent to $503m in the half, compared with $486m a year earlier.

Revenue rose 17.2 per cent to $782m, compared with $667.5m in the previous corresponding period.

Westfield Group will pay a 26.25c dividend on August 29 to shareholders who were on the register on June 27. 

The former Westfield Retail Trust will also pay a 10.2c distribution.

Scentre said it expects a second-half distribution of 10.2c per share and funds from operations of 10.88c per share in the same period, reaffirming earlier forecasts.

Scentre was created earlier this year following a $70 billion restructure of Westfield into the Australia-focused Scentre Group and international-focused Westfield Corporation.
